County-level charts do not price a deal here. These are the mechanics I actually watch, deal by deal — named without numbers on purpose, because a figure that sits on a website goes stale the week it is published.

Insurance + binder availability

Whether a carrier will bind in the ZIP, and on what timeline, decides more closings here than the list price does. I confirm binder availability per property, before an offer hardens.

SB-4D milestone inspections

Florida's milestone-inspection and reserve rules reshaped the condo market mid-stream. Which buildings have passed, which face assessments — I verify that status per building, per deal.

Mechanic 03

ZIP-level demand shifts

Demand moves street by street, not county by county. 33980, 33952, 33983, and 33948 do not move together, and I do not read them like they do. I read listing and sale behavior at the ZIP level and below, pulled from county records and public listing data when a specific deal calls for it.

The probate pipeline

Estates surface properties before the portals list them. I track the county probate pipeline as a sourcing lane — and treat the people in it with the patience that lane deserves.

There is not a single market statistic on this page, and that is deliberate. When I bring you a deal, the comparables, the days-on-market read, the binder window, the inspection status — all of it is pulled live, per deal, and dated. If I cannot verify a number, I say so instead of quoting one.
